Everything will not always be up to code, especially with a home over 10-15 years old.  I will explain what you can do to update the house over time as you live in and enjoy your new home.

Safety items - is an important part of my inspection as these can result in injury or death.  

Major defects - (such as water washing away a foundation) These items can be very expensive.

Minor faults - will be reported for your information, but are not going to be as dangerous/expensive as the first two items. 

 

The buyer is always encouraged to be present when I do an inspection. This allows the buyer to ask questions directly and also obtain a better understanding as real time and in person is the best way to relay information.

 

However, if that is not possible I will provide video of any major or safety related issues.  I also provide a full color report that is detailed and easy to understand.

After the inspection is complete, you will receive the report within 24-48 hours.

If the client is out of town at the time of the inspection I will gladly spend as much time as needed explaining the report and doing a "virtual" walk through of the property
